Project Overview

Our team recently conducted a detailed inspection of a residential property experiencing water infiltration issues, specifically focused on a leak affecting the front room below a Bay Window. This case study outlines our findings and recommendations, highlighting the complexity of roofing issues that often extend beyond initial visible damage.

Initial Assessment

During our initial inspection, we identified several critical areas requiring attention:

  • Active water leak in the front room below the Bay Window
  • Compromised membrane integrity on the wall above the Bay Window
  • Significant structural concerns with the main roof section

These findings indicated a complex issue requiring both immediate remediation and long-term structural solutions.

Detailed Inspection Findings

Bay Window Area Analysis

Our detailed inspection of the Bay Window area revealed several concerning issues:

  • Membrane deterioration with visible peeling
  • Presence of large gaps and cracks in the wall structure
  • Clear evidence of water infiltration pathways
  • Compromised waterproofing integrity

The combination of these factors has created multiple entry points for water, directly contributing to the leak situation in the front room.

Main Roof Structural Evaluation

The inspection of the main roof revealed significant structural concerns:

  • Notable sagging in the middle section of the roof
  • Visible curve/drop indicating structural compromise
  • Split roof sheets throughout the affected area
  • Evidence of capillary action causing water damage
  • Compromised rafter and framing integrity

These structural issues appear to be interconnected, with water damage from split roof sheets likely contributing to the deterioration of the underlying rafters.

Project Scope Notes

Important considerations regarding the project scope:

  • Initial replacement quote excludes rafter and frame repair/replacement
  • Rear lower roof section can be included as an optional addition
  • Final scope will be adjusted based on findings during initial repairs
  • Additional recommendations for rafter remediation will be provided after detailed assessment

Repair Work Completed

The roof repair work was completed as per the defined scope. Below is the detailed inspection report following the removal of roof sheets to assess the structure:

Inspection Report Findings

  • Roof Framework: The roof framework was found to be intact and structural. The rafters remain in good condition, and the sagging appears to be part of the original construction rather than a result of later movement or deterioration. This can be remedied during roof replacement by adding graduating timber battens to even out the roof.
  • Water Staining: Uniform water staining was observed on the timber and ceiling. Water is seeping through screw fixings with no or dried rubber washers, as evidenced by water stains along screw lines. Additionally, water is being sucked into sheet laps, causing rusting along the laps.
  • Roof Sheets: The roof sheets have completely rusted through at the bottom due to the roof curve. The ends of the sheets are too flat, causing water pooling. It is recommended to install Kliplok sheets to handle the low pitch and high wind factors. Full-length sheets are preferred to avoid laps, but if power lines on the street prevent lifting, a proper step-down or join system can address the lap issue.
  • Insulation: The roof currently lacks both roof sheet insulation and ceiling insulation batts. Roof sheet insulation is mandatory with the new roof installation, while ceiling batts are optional but recommended, as this is the ideal time to install them.
