Old, leaking roof with extensive water damage.

Solar panels installed across the roof that required careful removal and reinstallation.
Scope of Work:
Preparation & Safety
Full scaffolding installation in line with AUS/NZ Height Safety Standards.
Removal and disposal of the existing roof, fascias, eaves*, and downpipes.
Temporary removal of solar panels, later reinstalled on completion using existing brackets.
Structural & Carpentry Works
Installation of H2 treated pine battens and rafter extensions to raise roof height.
Carpentry modifications to allow for correctly sized box gutters with proper fall.
Installation of new timber base frames to support custom box gutters.
Roofing & Drainage System
Supply and installation of open-ended custom Colorbond box gutters (0.55 BMT), designed and fitted to AUS/NZ Standards.
Two custom gutter overflows installed for added safety.
Two Colorbond rainwater heads in Monument Matt installed.
New downpipes installed, including:
2 × 90mm round PVC downpipes (painted Monument).
2 × Colorbond downpipes in 50 × 100 profile (Monument Classic).
Roof System
Installation of R3.5 ceiling insulation batts throughout.
Installation of 60mm Anticon roof insulation blanket.
Installation of Colorbond Kliplok roof sheeting (0.48 BMT) in Surfmist Classic.
Full set of flashings, cappings, backtrays, and Dektites installed (0.55 BMT) in Surfmist Classic.
Two flat roof fixed Velux skylights installed to suit existing openings.
Fascias & Cladding
Supply and installation of Colorbond cladding to perimeter fascias in 25mm rib standing seam profile, Monument Matt finish.
Eaves & Painting
New fibre cement eaves panels installed and finished with two coats of paint.
Two coats of paint applied to balcony ceilings not being replaced.
Outcome
The project was a complete success. All roofing and drainage components were rebuilt to Australian Standards, ensuring a watertight, durable, and compliant roof system. The integration of new insulation, custom-designed gutters, and modern Colorbond finishes delivered not only performance but also a clean, contemporary look.
