Challenges
Two layers of old, rusting box gutters required on-the-spot adjustments to the timber base to ensure the new gutter system fit and functioned correctly.
Heavy rainfall and strong winds required continual temporary covering to protect the property during works.
The valley join between two roof sections was rusted through, necessitating removal of surrounding roof sheets, which could not be reused effectively.
Skylight placement near the valley required careful consideration to avoid future leaks.
Scope of Work:
Box Gutter & Valley
Removal of old roof sheets, flashings, and materials surrounding the valley.
Cut out and removal of the bottom section of the rusted valley.
Installation of a timber base frame with the necessary fall for the new box gutter.
Supply and installation of a custom Colorbond box gutter and valley (0.55 BMT).
Installation of a new valley piece, joined to the existing valley.
Roof Sheets & Flashings
Supply and installation of Colorbond roof sheets in Custom Orb (Corrugated) profile, 0.48 BMT.
Installation of all required flashings, cappings, valleys, backtrays, and Dektites (0.55 BMT) for a fully watertight system.
Re-pointing of ridge capping with Flexipoint in Crimson or Terracotta finish.
Skylight Installation
Installation of a VELUX skylight to replace the existing acrylic dome, including custom Colorbond skylight base flashings and backtrays (0.55 BMT).
Careful consideration of skylight location to avoid interference with the valley and prevent future leaks.
Outcome
The project successfully resolved the main sources of water ingress, replacing rusted gutters and reinforcing the valley with a fully watertight, compliant system. The new Colorbond roof sheets improved runoff on the low-pitch sections, while the VELUX skylight provided long-lasting natural light without compromising roof integrity.
Despite adverse weather and challenging access, the premises remained completely dry throughout the project.
