Three-Story Roof Replacement and Chimney Restoration

Challenges

Property was three stories high, making material transport and handling difficult.

Narrow access and limited working room required careful planning for scaffolding and material placement.

Existing roof tiles were deteriorated, requiring full removal before installation of the new system.

Scope of Work:

Roof Replacement

Removal and disposal of all existing tiles and old roof materials.

Supply and installation of new 40mm metal battens.

Supply and installation of 60mm Anticon roof insulation blankets.

Supply and installation of new Colorbond Ultra Custom Orb (corrugated) roof sheets, 0.48 Base Metal Thickness.

Installation of all Colorbond Ultra flashings, ridge cappings, valleys, Dektites, backtrays, and fascia cappings on external corners for a complete, watertight roof system.

Chimney Restoration

Replacement of the chimney pot with a new capped but vented pot.

Re-bedding of the chimney top.

Application of Enviroclad membrane paint to the chimney sides and top cement in a sandstone colour finish.

Additional Features

Installation of one whirlybird for roof ventilation.

Colorbond cappings around all external fascia corners to prevent further damage.

Access & Safety

Scaffolding installed to allow safe access for the height and complexity of the roof, including setup, removal, and a rental period to cover the full duration of the project.

Outcome

The project successfully replaced the deteriorated tiled roof with a fully watertight, modern Colorbond roofing system. Despite challenging access and limited working space, all materials were installed safely, efficiently, and to a high standard.
