The Challenge
The client approached us with a common but serious issue: multiple roof penetrations had started leaking, requiring immediate attention. Upon inspection, we identified two critical areas on the right side of the roof that showed signs of recent water infiltration.
Our Solution
After thorough assessment, we recommended a comprehensive solution involving the installation of backtray flashings around all penetrations and skylights. While our initial proposal covered all areas requiring attention, the client opted for a staged approach, beginning with the two most critical areas.
Phase 1: Right Side Repairs
- Installation of backtray flashings with Dektites on two vent penetrations
- Integration of one skylight sitting above the vent into the backtray system
- Complete sealing and waterproofing of the affected areas
Results
The completed work on the right side of the roof has successfully resolved the immediate leaking issues. Our installation of backtray flashings provides a robust, long-term solution that will significantly reduce the need for future repairs and maintenance.
Future Recommendations
While the immediate issues have been resolved, we’ve recommended the installation of seven additional backtrays to protect other vulnerable areas of the roof. This preventive measure would help avoid future leaks and provide comprehensive protection for the entire roofing system.
